The bar a deal has to clear
Before a property reaches your inbox, the figures have to stack up. These are the thresholds we screen for.
IRR over 20%
Projected internal rate of return above 20% over the hold, accounting for cash flow, leverage, and the eventual sale.
Gross yield over 4%
Annual rent against the purchase price has to clear 4%, before costs, so the income side starts from a solid base.
Cap rate over 4%
Net operating income against value comes in above 4%, a check that the property earns its keep on its own merits.
Total return on costs over 4%
Everything the property gives back, rental income plus capital growth, measured against the full all-in cost, including the purchase-side costs on top of the price.

Good returns on paper aren't enough. These are the qualities our property partner checks before a deal makes the list.
Strong location
Areas with the tenant-profile demand that keeps a unit occupied: jobs, transport, and the kind of neighbourhood people want to live in.
Vetted developers
New-build developers are checked for track record and financial footing, to minimise the risk of a builder going bust mid-project.
Completion within 6 months
We focus on projects finishing within the next six months, so you're not waiting years between signing and your first rent.
Mostly new builds
We lean toward new-build property: lower maintenance, modern energy standards, and the tax treatment that comes with it. It's part of our philosophy.
