What we stand for

Financemate exists to make property investing in Germany approachable for internationals. These are the beliefs that shape how we work, and the standards we hold ourselves to.

Access

Property in Germany should not be reserved for locals

The German property system runs on the language, the paperwork, and local know-how. Plenty of internationals have the income to invest but get shut out by the process, not the numbers. We built Financemate to close that gap, so being new to the country is not what stops you from building wealth here.

Transparency

The numbers come before the pitch

You see the cashflow, the tax effect, and what financing could look like before anyone asks you to commit. We would rather you walk away clear-eyed than sign up confused. Every figure on the platform is there to help you decide, not to push you. These figures are illustrative and depend on your personal situation.

The engine

Leverage and the tax system do the heavy lifting

Germany tends to reward long-term landlords. Banks lend on long, fixed terms, and depreciation and interest can be offset against rental income, so a relatively small amount of your own capital can control a much larger asset. How much applies always depends on the bank's assessment and your own circumstances.

No middlemen

Direct from developers, no markup

Every unit comes from a developer relationship our property partner has vetted. No MLS rebrands, no chain of brokers, no markup added on top. That is why there is no buyer-side commission to pay. We make money by being useful to you, not by hiding a fee in the price.

Horizon

A long hold, not a quick flip

We focus on cities with real, durable rental demand, the places internationals, academics, and professionals actually want to live, not wherever a chart looks hot. Over a long horizon the rent helps pay down the loan and values have historically tended to rise. Neither is guaranteed, which is exactly why a long horizon matters.

Standards

Standards before inventory

A project only reaches you after our property partner checks the developer's track record, runs the financial model for a typical international situation, and our financing partner takes it to the banks for a pre-check. If the numbers do not hold up under reasonable assumptions, it does not enter the pool. We would rather show you fewer properties than ones we do not believe in.
