For creators who write about Germany
You explain Germany to internationals. We handle the property part.
Four ways to work with Financemate, from a free calculation on your own numbers to a paid piece for your audience. Pick the one that fits, and we will write back.
Hi, it is DanielIf you are here, I probably wrote to you. This page is the longer version of that message: what we do, what your followers get out of it, and how we could work together.

What Financemate does, in 60 seconds
We help international professionals in Germany understand and buy rental property, in English. Most of the people who use us are in their thirties, work at an international company here, and never thought German real estate was open to them.
Model it
Free software, real numbers
Anyone can run a calculation on a real apartment: purchase price, financing, rent, and the tax side. No account needed for the first look.
Finance it
People for the parts that matter
We explain how financing works and what a bank asks an international for. Our financing partner handles the bank process itself.
Execute it
From first calculation to notary
Our property partner presents the apartments, and we keep the paperwork and the appointments moving, in English, up to the notary.
How we get paid
We work as a Tippgeber, the German term for a referral partner. When someone buys through us, the seller pays the commission. Your audience pays nothing to use the software or to talk to us. We are not a broker, a tax advisor or a licensed financial advisor, and we do not pretend to be. For advice on a personal tax situation we point people to a licensed tax advisor (Steuerberater).
What your followers actually get
This is the part that matters before you put your name next to ours. Here is what someone in your audience walks away with.
A calculation on their own numbers. Not a generic example. Their salary, their savings, a real listing.
A seat in the monthly webinar. How financing works for internationals, and what the process looks like. Free, with nothing to buy at the end.
The "can I afford it?" checklist with your name on it. A co-branded PDF your audience downloads from your link.
A real person to talk to when they are ready. A call to walk through their calculation. No pressure, and no course to buy.
Four ways to work together
Pick one or several. Choosing a card takes you to the form with that option already ticked.

For: creators who would rather build something than run an ad
Every paid piece carries the paid-partnership tag. We brief you on what can and cannot be said about property and tax in Germany, so your content stays on the right side of the rules.
Where we are
This is a new programme and you would be among the first ten creators. Rather than a wall of logos, here is what we can show you today.
The mechanism, not a promise. A €10,000 deduction against a 42% marginal tax rate lowers a tax bill by about €4,200. Depreciation on a rental apartment is one of the deductions our software models, year by year.
The audience is there. Our best-performing LinkedIn post on internationals and German property passed 320,000 impressions. The topic is underserved in English.
Built by people who needed it. Four co-founders, two of whom came to Germany as internationals themselves. English-first, for people who do not read German contracts.
These figures are illustrative and based on general assumptions. They do not constitute financial, tax, or investment advice. Individual results depend on personal circumstances, tax situation and market conditions. Consult a licensed tax advisor (Steuerberater) for advice specific to your situation.
Questions creators ask us
No. If you coach people through buying in Germany, we are the engine underneath: the numbers, the financing introduction, the paperwork. Your client stays your client, and coaching questions go back to you. That sits in writing in the referral agreement.
You do. We send a one-page brief with the facts we would like included, your own calculation, and the tracked link. No scripts and no brand captions. If it does not sound like you, it does not work for either of us.
You can explain how the mechanics work, such as depreciation, deductible costs and financing, and show illustrative numbers with a disclaimer. You cannot promise a return, call anything guaranteed or risk-free, or tell people what to do with their money. The brief gives you the exact wording.
Every paid piece carries the paid-partnership tag (Anzeige). Referral links are disclosed in the caption. We would rather lose a little reach than put your account at risk.
Paid pieces: a fixed fee, paid on publish against your invoice, and Kleinunternehmer status is fine. Referral fees: paid once the purchase completes at the notary and the commission has been received, which can take a few months.
That is the whole idea behind "Run my numbers". We would rather you see a calculation on your own situation first. If it is not useful, tell us, and we will leave you alone.
Tell us who you are
Eight fields, two minutes. Nothing here commits you to anything.
We read every application ourselves and write back with the options you picked and what they would look like for your audience. If "run my numbers" is one of them, that reply carries a time for the call.
Thanks for reading this far.
